The owner called us after noticing the house was dropping. We tested the plumbing and found the stormwater in poor condition and not to code: pipes had come apart at the front, sections were holding water, and the outlet to the street pit sat higher than the pipes on the property. We dug up the problem sections, fitted inspection openings and marked the lines.
Water was coming through the ceiling. We traced it to where the flat roof of the rear extension meets the main house: the roof sheets had been cut short, leaving a gap. We lifted the flashing, sealed the sheet and cleaned out the gutters.
We fitted a safe tray and drain under an indoor hot water unit, replaced a shut-off valve that had failed and was letting water through, added a tempering valve, fitted pressure limiting valves at the meters, and replaced push-fit fittings on two hot water relief valves with copper.
We replaced the trench grate at a warehouse roller door that takes forklift traffic with a new heavy-duty grate.
